For a £500K repair and refurbishment project

SCOPE OF SERVICES
The following to be RIBA Work Stages or Equivalent
Scheme development up to planning application stage:
Review all the documents produced for the grant application plus any background information already produced and establish a detailed brief for the project.
Visit site to review the works, check the survey drawings, check services, take record photographs, take ground levels, etc.
Produce outline sketches exploring the various options for discussion
Produce cost plans for the various options with the aim of agreeing the extent of work to be developed and put out to tender.
Preparing final drawings of the preferred scheme
Preparing documents in support of the Planning Application and Conservation Area Consent (if required)
Application, completing forms, etc.
Submit Planning application and Conservation Area consent application to the Local Authority (if required)
Technical design up to Building Regulations Stage including:
Preparing working drawings suitable for the Building Regulations application
Coordinating plans with the Structural Engineer's detailed design (if required)
Organising energy performance calculations and coordinating plans
Dealing with any planning conditions (if required)
Preparing forms and submitting Building Regulations application to the Checking Authority
Production Information up to Tender stage including:
Producing detailed construction drawings, details, schedules of work and specification
including liaising with consultants and coordinating their information
Construction, handover and close out including:
Attend interview with Tenderers.
Overseeing the works on site – assuming a 7-month contract period with attendance at monthly site meetings
Quantity Surveying Pre and Post Contract – including Cost Planning and Tender Documentation preparation.
Contract Administrator Duties.
